Emergency Plumber

Finding leaks where heat, vacancy and towers hide them

A spinning meter in an empty Mina Al Arab villa and a damp Julphar ceiling are both leaks, and the test that finds them is not the same.

A chalky stain under a Julphar bathroom often starts at a joint the flat owner cannot see. Heat on Ras Al Khaimah roofs splits PPR welds that looked sound at dawn, then the water travels along a slab before it appears in paint. Emergency Plumber maps the wet line with the building, because a tower stain may belong to the flat above. Etihad Water and Electricity still reads the meter while the argument about access goes on, so we want the branch isolated the same day the stain is confirmed.

Empty holiday villas in Al Hamra and Mina Al Arab add a quieter leak. The house can sit for a fortnight with a weeping tank outlet or a booster seal, and the first sign is a water bill rather than a puddle on the floor. Family houses in Al Nakheel, Khuzam and Al Dhait usually show the leak closer to a sun-baked roof run or a plastic tank that has aged and cracked. Al Rams and Al Jazirah Al Hamra are tested only when the visit is booked for that distance, with the meter reading noted before we open anything.

The stain is rarely the joint

Roof PPR in this heat fails at the weld, then runs inside a wall until a distant patch of paint blisters. Plastic tanks chalk and weep at the outlet flange, which looks like a bathroom leak from the room below. On a long plot the booster can mask low pressure while a buried branch loses water into the soil. Emergency Plumber compares the meter with every outlet closed, including the garden and the tank fill, before chasing a stain in Julphar or opening a villa roof. A vacant Al Hamra house may have been losing water since the last guest left.

What happens on the job

  1. 1

    Read the meter

Note the Etihad Water and Electricity reading with outlets closed, including irrigation, so a moving dial is evidence rather than a guess.

  2. 2

    Separate roof from room

Check tank outlets and sun-exposed PPR before opening a ceiling that may only be the end of the trail.

  3. 3

    Repair the source

Replace the failed weld, flange or seal, then watch the meter again before we call the leak finished.

Where this call usually takes us

Detection visits are planned around Julphar stacks, vacant villas in Al Hamra and Mina Al Arab, and family roofs in Al Nakheel and Khuzam. A suspected leak in Al Rams or Al Jazirah Al Hamra is scheduled on purpose so the test and the return drive are both accounted for.

Questions we hear on site

Why did the bill rise while the villa was empty?

A float, a tank outlet or a booster seal can run for days in Al Hamra or Mina Al Arab when nobody is there to hear it. Emergency Plumber closes every outlet and watches the Etihad Water and Electricity meter before assuming the network side is at fault.

Can you tell a Julphar stack leak from a flat branch?

Often yes, once the flat above and the riser cupboard are both accessible. We mark which joint is wet and leave a photo the building manager can use. Shared stacks and private branches are not priced as the same repair.

Do you open floors on the first visit?

Only when the meter test and the roof check still leave the water unexplained. Many Ras Al Khaimah leaks are on exposed PPR or a tired plastic tank, and opening a floor before those are ruled out wastes the day.

Will you drive to Al Jazirah Al Hamra just to look?

Yes, when the visit is booked as that area. It is not added to a Julphar appointment. We say what the test needs, including someone who can open the roof and the tank, before we commit the drive.
