Short cycling
The classic bladder failure. We check charge and look for a leak downstream before condemning the motor.
A booster that starts every two minutes is not “a strong pump”. It is usually a bladder, a leak on the house side, or a switch set like a guess.
Villas lose pressure when the roof tank head is not enough for the upstairs showers, so a booster sits in a ground-floor room and cooks in summer. Small apartment buildings have a set that feeds the roof or the risers directly. Both fail from dry running, sand in the impeller, and pressure tanks that have lost their air charge.
We repair the pump you have when the motor and body are sound. We replace it when the seal leak has already tracked into the windings. A new inverter pump is offered only if your current unit is short-cycling itself to death.

The pump was started on an empty suction. Protection that was never wired will not save it. We test the float or the sensor, not only the impeller.
A pump bolted to a wall without isolation pads telegraphs into bedrooms. Sometimes the repair is mechanical, sometimes it is how it was mounted.
Watch one cycle with the taps closed and one with a shower open.
Air charge, suction leak, voltage at the contactor.
Seal, switch, bladder, capacitor, or the whole wet end.
Higher is not better in old galvanized branches.
The method is shared. Water pressure, building age and the utility company are not. Open the emirate you live in for the local version of this service.
Towers on DEWA water, villa communities, and older Deira roofs.
Island towers, mainland villas, and Al Ain on the same ADDC network.
SEWA water, roof tanks, and a city of older flats plus new communities.
Compact city, Etihad Water and Electricity, mid-rise blocks and new Jurf.
A spread-out emirate: Julphar towers, Al Hamra villas, and hot inland plots.
East-coast humidity, villas, Dibba’s distance, and Etihad WE.
A small emirate: coastal houses, Falaj Al Mualla inland, Etihad WE.
The impeller may be worn, a valve half closed, or the roof tank filling so slowly that the pump is starving. We measure, we do not swap the pump on the story alone.
On small residential sets, yes, with the watchman’s access. A tower plant under a facilities contract needs that contractor’s permission before we touch the panel.
Usually, because it does not slam on and off. It still needs a correct suction and a clean strainer.
The pump may be recirculating against a closed valve. We stop it before the seal fails.
Yes. A waterlogged tank is a common reason a healthy pump sounds ill.
