Reworking bathrooms without soaking the flat below
Moving a toilet or hiding a mixer changes the waste and the chase, not only the tiles. The flat underneath finds out first when the new pan was set on a guessed fall.
Concealed mixers in Jumeirah Village Circle and International City are often buried in blockwork with no access panel, so a bathroom refit is the honest chance to replace the flexible hoses and the elbows before the new board goes on. Jumeirah apartments of a similar height frequently keep the waste in a floor build-up that is thinner than the new tray needs, and forcing the trap into that space leaves a standing pool that smells a month later. The pan connector, the shower waste and the basin trap are set while the floor is still open, and they are tested with water before the tiler returns. A layout that puts the shower far from the stack is refused when the fall cannot be made, rather than buried and discovered as a leak.
Waterproofing stays with the contractor who owns that trade, and the pipes are placed so a later bracket does not puncture the membrane. A finished ceiling below is not cut to correct a waste that should have been proved on the open floor. Al Barsha flats in this mid-rise range often share a shaft with the kitchen, so a bathroom alteration that steals the shaft can leave the neighbouring sink without a vent. The visit ends with a note of what was moved, because the next plumber should not have to guess the path of the new shower waste.
Falls that tiling will hide by the weekend
The dangerous moment in a Jumeirah Village Circle refit is the day the tray is set and the waste is still a flexible hose bent uphill. International City bathrooms are small, and the wish to move the pan away from the door often uses up the only fall the stack will allow. Once the membrane and the tile are on, correcting that hose means chiselling a finished floor and explaining a stain to the flat below. The pipes are tested in the open, the shower is kept where the fall is real, and an access panel is left for any concealed cistern so the next fill valve is not a demolition job.
What happens on the job
1
Set wastes while the floor is open
The pan, shower and basin are connected to the stack with a fall that can be seen, not assumed under the tray.
2
Run water before tiling
Water is run through each waste and the concealed joints are watched before board, membrane or tile covers them.
3
Leave access and a note
A panel is left at the cistern, and the new routes are written down so a later repair does not become a search.
Where this call usually takes us
Refits in Jumeirah Village Circle, International City, Jumeirah and Al Barsha are mostly mid-rise apartments where the waste runs in a shallow floor and the stack is shared. The plumbing is finished and tested before waterproofing and tile make the joints permanent.
Can the shower move to the other side of the room?+
It can move when the waste still falls toward the stack. In Jumeirah and International City apartments the floor build-up is often too thin for a long horizontal run, and a pump under the tray is a last resort rather than a design feature. If the fall is not there, the shower stays closer to the stack and the layout changes around that fact.
Who is responsible for the waterproofing?+
The waterproofing contractor owns the membrane. Our work is to place pipes and outlets so the membrane can be laid without being punctured, and to finish pressure tests before that membrane goes down. We do not paint waterproofing over a leaking waste and call it sealed. Any bracket that would pierce the finished layer is moved first.
The flat below already has a stain. Should the new bathroom wait?+
The stain should be understood before new tile hides the evidence. If it is an old waste from the bathroom being refit, the open floor is the time to correct it. If it is a stack joint outside the apartment, building management needs to see it before the ceiling is closed. Starting the finish while water is still arriving from above only traps the complaint inside the new work.
Do concealed cisterns need an access panel?+
Yes. A flush valve or fill valve will need attention later, and a cistern buried with no opening turns that small job into a tiled demolition. In Al Barsha and Jumeirah Village Circle furniture is often built tight to the plate. The panel is agreed before the joinery is ordered so the cistern can be serviced without breaking the wall.
