Emergency Plumber

Bathroom pipework before tile covers the stack limit

A bathroom refit in an older flat cannot pretend the stack will move, however neat the drawing looks on the table.

Between tenants, an older Al Nahda or Abu Shagara bathroom is often rebuilt in a hurry: new mixer, new shower, same shared stack. Emergency Plumber sets the points, the wastes with a real fall, and shutoffs the next person can turn, then leaves the wall for the waterproofer and the tiler. We do not tile. Concealed bodies are set to the finished tile line, not to the blockwork, because too deep or too proud is how the trim fails a month later. A toilet dragged across the room on a long horizontal waste will be noisy, and in these blocks the stack position is fixed. If the design needs that move, you hear what it will sound like before the pan is purchased.

Villas and newer flats in Aljada, Tilal City, Al Taawun and Al Majaz give more room, and they hide more mistakes. A rain head bought for a branch that the booster barely feeds becomes a dribble, and the argument starts after the marble is down. Emergency Plumber says whether the pump and the roof tank can carry the fitting before it is fixed into the wall. Floor wastes need a trap that can still be lifted. A waste glued under stone becomes a broken floor the first time hair collects. Landlords doing several small flats want the same valve layout in each, so a later call does not begin with a search. We test water and waste before anyone covers the pipe.

The stack stays where the building poured it

Sharjah refits fail when the bathroom is designed as if it were a new villa and the building is an old block with a shared stack. In Rolla, Al Qasimia and Al Nahda the soil connection is the limit, and galvanized leftovers in the wall are a reason to replace a branch while the tile is off, not a surprise after the painter has gone. Emergency Plumber coordinates the day the pipes must be tested, because tile hides both a backwards hot and cold and a trap nobody can reach. Newer work in Al Khan and University City still depends on the roof tank and the pump for pressure. A large shower on a weak branch is a plumbing fact, not a tile defect. We hand over which shutoff feeds the room.

What happens on the job

  1. 1

    Mark points on the shell

Heights for the people who will use the room, and a waste route the stack will actually accept.

  2. 2

    Pipe and test before tile

Pressure on the water and a water test on the waste while the wall is still open.

  3. 3

    Return for trims and valves

Mixers, shower and pan after the finish, and a walk-through of the shutoff that feeds this room.

Where this call usually takes us

Older refits with shared stacks are concentrated in Al Nahda, Abu Shagara, Al Qasimia and Rolla. New bathroom layouts are the call in Aljada, Tilal City, Al Taawun, Al Majaz and parts of University City. Emergency Plumber asks whether the stack can move before agreeing a pan position, because that answer changes the job.

Questions we hear on site

Do you tile the bathroom as well?

No. Emergency Plumber plumbs and leaves the wall ready for the waterproofer and the tiler. Mixing those invoices hides who has to come back when a corner stains. In a landlord flat in Al Nahda we can sequence our two visits around the other trades, but we will not own their materials. The test of our pipe happens before their finish covers it, and you should be there or send someone who can see the gauge.

Can you move the shower to the other wall?

Often yes for the water. The waste depends on the slab and on the shared stack, which in Rolla and Abu Shagara is not moving to suit a drawing. Emergency Plumber checks the waste before agreeing the move. A long flat run will smell and will gurgle, and we would rather say that while the floor is still open. The roof tank and pump also have to support whatever head you want on the new wall.

The bathroom leaks at the corner after a recent refit. Is it the pipe?

Maybe not. Emergency Plumber tests the pipe under pressure. If it holds, the stain is waterproofing or a joint in the tray, and that is the other trade. We will say so rather than open a sound branch. If the test fails, the opening is at the marked fitting, which in an Al Majaz or Al Khan refit may be a concealed body set to the wrong depth. Either result is written down before more tile is broken.

Can several landlord flats share one bathroom specification?

Yes if they are the same stack type and we can visit them as a run, not as a scavenger hunt across the emirate. Emergency Plumber repeats the valve positions so the next call is faster, and still tests each room. A concealed frame in Al Taawun is not the same spare as a close-coupled pan in Al Qasimia. The quote names the difference instead of averaging it into one line.
