Emergency Plumber

A yearly pass over the plumbing that fails in summer

Maintenance is not a promise that nothing will leak. It is a scheduled hour on the tank, the pump, the heater and the valves before the August vacancy or the tenant move-in.

Landlords with a handful of flats, villa owners who travel, and small residential blocks use a contract so the roof is actually opened once a year. We list what was checked, what was adjusted, and what should be budgeted before it fails. Emergency calls from contract clients are queued ahead of cold enquiries, they are not magically free if the repair is a new pump.

The contract is written per site. A one-bedroom in International City is not priced like a palm villa with three tanks and a booster. You see the list of assets before you sign.

What the visit includes

Tank lids and floats, pump cycle and leaks, heater relief valve, visible pipe joints on the roof, and a note of valves that no longer turn.

What it does not include

Parts, repiping, bathroom refits, and any civil work. Those are quoted from the note, not quietly folded into the contract.

Who it suits

Owners who are not in town, landlords between tenants, and buildings too small to keep a full-time technician.

How the visit runs

  1. 1

    List the assets

Tanks, pumps, heaters, and the roofs we are allowed to enter.

  2. 2

    Book the round

A date, a contact at the gate, and water-off windows if a tank must be drained.

  3. 3

    Leave a written note

What is fine, what is noisy, what should be replaced this year.

  4. 4

    Prioritise the breakdowns

Contract sites go to the front of the emergency list.

Same trade, different emirate

The method is shared. Water pressure, building age and the utility company are not. Open the emirate you live in for the local version of this service.

Questions we hear on site

Is a contract cheaper than calling when things break?

It is cheaper than discovering a roof leak after three weeks of travel. It is not cheaper than a lucky year with no failures. The value is the inspection and the priority, which we state separately from repair labour.

Can a facilities company add our villas?

Yes. Send the list of sites and gate rules. We will not sign a blank “all your buildings” line without seeing them.

Do you cover air conditioning?

No. Plumbing only. We will not bolt an AC visit onto a tank contract.

How many visits a year?

Typically one full inspection, with extra visits only if you ask for them on sites that have a history of pump trouble. The number is in the quote.

Will you report to the tenant or the owner?

To the person who holds the contract. We can copy a tenant if you ask, but the owner sees the note first.
