A yearly roof-to-heater pass for Sharjah landlords
Several small flats under one owner stay quieter when the roof is opened on a chosen day, not after a ceiling has already stained.
The maintenance round Emergency Plumber writes for Sharjah is built around storage. SEWA fills on its own timing, the roof tank holds the day, and the float, the lid, the pump and the heater are what fail when nobody has looked. Landlords who keep a scatter of small flats in Al Nahda, Rolla, Al Taawun and Abu Shagara use one visit per building so those parts are actually touched, not assumed. The note lists what was checked, what was adjusted, and what should be budgeted before a tenant moves in. It is not a promise that nothing will leak. Emergency calls from contract sites go to the front of the list. A new pump is still a quoted repair, not a gift folded into the visit.
Villas in Muwaileh, University City, Aljada and Tilal City add a booster and often a ground tank, so the asset list is longer than a one-bedroom with a shared roof vessel. Emergency Plumber will not price those as the same line. Gate rules, a contact who can open the roof, and a water-off window if a tank must be drained are agreed before the day. Valves that no longer turn are written down while the flat is empty if possible, because a seized shutoff is how a small hose leak becomes a stair full of water. Air conditioning is not on the round. Parts, repipes and bathroom refits are quoted from the note, in the open.
A written roof visit before the flats turn over
Sharjah landlords lose money in the gap between tenants, when a cistern hisses, a float sticks, and the next SEWA bill arrives for an empty room. Emergency Plumber aims the annual visit at that gap: roof tanks and floats first, then the pump cycle, the heater relief, visible roof joints, and valves that will not shut. Older blocks in Al Qasimia and Rolla still have galvanized leftovers worth noting before a new booster is allowed near them. Newer communities need the same honesty about a noisy inverter and a lid missing from a plastic tank. The contract is per site. A list of addresses across the emirate is several bookings with one owner, not one ladder. You see the assets before you sign.
What happens on the job
1
List the assets per site
Tanks, floats, pumps, heaters and the roofs a landlord can actually get us onto.
2
Walk the roof and the valves
One booked window, with tenants warned if a tank has to be isolated.
3
Leave a written note
What is sound, what is noisy, and what should be replaced before the next tenancy or the summer heat.
Where this call usually takes us
Small-flat buildings in Al Nahda, Rolla, Al Qasimia, Abu Shagara and Al Taawun are the landlord pattern, often with a shared tank and a tired stack. Villas in Muwaileh, Aljada, Tilal City and University City are booked as their own sites, with pumps and private tanks on the list. Emergency Plumber groups only what can be opened on the same morning.
Is a contract cheaper than calling when something breaks?+
It is cheaper than finding a roof overflow after a flat has been empty for weeks. It is not cheaper than a lucky year. Emergency Plumber separates the inspection and the priority on the emergency list from the labour of a repair. A failed pump or a split tank is quoted from the note, not quietly absorbed. Landlords with several small flats usually feel the value when the float is caught before SEWA's next fill becomes a stain.
Can one owner put several buildings on the same agreement?+
Yes if we have seen them. A block in Rolla and a villa in Aljada are both Sharjah, and they are not the same visit or the same price. Emergency Plumber will not sign a blank line that says every property you might buy later. Send the list, the gate rules and who holds the keys. Addresses that cannot be opened on the same morning are written as separate dates, so the roof work is real.
Do you cover air conditioning on the same contract?+
No. The round is plumbing: tanks, floats, pumps, heaters, visible pipe and valves. Emergency Plumber will not bolt an air-conditioning visit onto a roof-tank agreement to make the paper look larger. If a heater breaker needs an electrician, we say that rather than stretching the contract over a trade we did not inspect. The note stays inside the pipes we actually opened.
Who receives the note, the tenant or the owner?+
The person who holds the contract, which for this emirate is usually the landlord. Emergency Plumber can copy a tenant if you ask, but the owner sees the float, the pump and the heater findings first. That matters when several small flats share a tank and the tenant in one of them is the only person who noticed a drip. The note names the building and the asset, not a vague remark that the roof was checked.
