Flush valves locked by salt, and cisterns that never stop
Salt on the Corniche locks fill valves that inland blocks only scale and chatter.
Holiday flats along the Corniche sit empty through the week, and a fill valve seized by salt air can run into the pan the whole time, writing an Etihad Water and Electricity bill nobody is home to hear. The same valve in Al Rawda usually fails from scale and from pressure swings off a shared roof tank, not from the sea. We carry the common fill and flush valves for both patterns, and we do not replace a pan because a washer has hardened. If the local angle valve is already stuck, freeing or replacing that valve is part of the cistern job or the cistern cannot be isolated.
Pressure from a shared tank makes a healthy valve chatter and look faulty. In Al Nuaimiya and Al Hamidiya we check the tank outlet and the fill valve together before we condemn the cistern. Al Mowaihat adds older close-coupled pans where the doughnut seal weeps onto the floor and gets blamed on the flat above. Emergency Plumber photographs the joint that is actually wet so the neighbour argument starts from evidence.
Nightly refills in flats that are locked all week
A running cistern is quiet, which is why Corniche holiday units discover it on the bill rather than on the floor. Salt has often seized the fill valve and the angle valve together, so a ten-minute washer becomes a careful extraction. Inland, Al Rawda and Al Mowaihat see a different driver: shared roof tanks with uneven head, so the fill valve opens and closes all night even when the washer is new. Empty flats also dry out the floor waste and get blamed for a smell that is a trap, not a flush. We need a key and a person, and we do not collect keys from a cleaner we cannot identify.
What happens on the job
1
See how it fails
Runs on, will not flush, or weeps at the pan seal. Each one is a different part.
2
Free the isolation
If the angle valve is seized, that is repaired before the cistern is opened.
3
Test against the tank
Fill, flush, and watch whether shared-tank pressure sets the valve chattering again.
Where this call usually takes us
Cistern work follows the air as much as the pan. Corniche fittings seize. Al Rawda and Al Nuaimiya chatter when the shared tank head moves. Al Mowaihat and Al Hamidiya still have close-coupled pans with tired seals. Say whether the flat is occupied this week, because a locked holiday unit is a different appointment from a family bathroom we can test while we stand there.
The Corniche flat is empty all week. Can you still stop a running cistern?+
Yes if an owner or a named agent can open the door and stay while we isolate. A running fill valve on Etihad Water and Electricity will keep writing the bill until someone does. We will not take a key from a cleaner we cannot identify.
Why does the fill valve hiss only at night in Al Nuaimiya?+
Shared roof tanks change head when other flats draw water, and a tired fill valve chatters under that swing. We check the tank outlet and the valve together. Replacing the valve alone does nothing if the tank is also overflowing into the same story.
Water on the floor is coming from the flat above. Are you sure?+
Often the doughnut seal or the pan connector on your own toilet is the source, especially in Al Mowaihat and Al Hamidiya. We dry the joint, flush, and show you the photo. If it really is the flat above, we say that and stop.
Do you replace the whole toilet for a weak flush?+
Rarely. A scaled rim, a worn flush valve or a cistern that cannot fill against poor tank head explains most weak flushes in these blocks. A new pan is quoted only when the china is cracked or the bolt holes have rotted out.
