Roof tanks shared by flats that cannot name an owner
Ownership of a roof tank in an older block is often a storey of guesses, and the overflow will not wait for the meeting.
Several names get mentioned when a tank on an Al Nuaimiya roof starts to overflow, and none of them is written on the lid. Older blocks in Al Rashidiya, Al Rawda and Al Hamidiya commonly share one or two tanks across a handful of flats, with outlets added over the years and no schedule for cleaning. The top-floor ceiling stains, the lower flats lose pressure, and the building chat argues about the bill while Etihad Water and Electricity keeps filling a float that no longer closes. We mark which outlet feeds which flat before we open the lid, so the repair is not blamed on the wrong neighbour.
Lids, floats, scour valves and cracked outlets are the ordinary work. A tank body split by sun is a replacement conversation, not a cleaning visit. Newer roofs in Al Jurf and Emirates City usually give each home a labelled tank or a booster set, which is a simpler visit and a different price. Emergency Plumber will clean a shared tank only when someone with authority can approve the shutdown, because cutting four flats by surprise is not a service.
Names on a chat group, one lid, four outlets
Unclear ownership is the Ajman tank problem, more than the plastic itself. In Al Nuaimiya and Al Hamidiya the tank may sit on a roof that feels common while the outlets leave into private flats. Nobody wants the cleaning bill, so the float is left to weep and the top-floor paint bubbles. We will not invent an owner. We trace each outlet, photograph the failed float or flange, and state the shutdown window. The inlet belongs to the building connection from Etihad Water and Electricity. Moving that meter is not part of washing a tank.
What happens on the job
1
Trace every outlet
Mark which pipe feeds which flat before the lid comes off or any valve is closed.
2
Service the float and scour
Clean, reseat the float, and replace a cracked outlet or a seized scour if that is the leak.
3
Refill and watch the ceiling
Fill under control, confirm the overflow is quiet, and check the top-floor stain has stopped growing.
Where this call usually takes us
Tank roofs differ across a short city. Al Nuaimiya, Al Rashidiya, Al Rawda and Al Hamidiya carry the shared, poorly labelled stock. Al Jurf and Emirates City are more often one tank or one booster per home. Corniche roofs add salt to hinges and ball valves that inland tanks only scale. Tell us how many flats go dark if this tank stops, and we will know which visit we are booking.
Nobody agrees who owns the tank. Can you still work?+
We can trace outlets and photograph the fault on a visit that does not require a shutdown. Cleaning or replacement needs a person who can approve the hours without water. Emergency Plumber will not pick an owner from a chat argument in Al Nuaimiya.
The top-floor ceiling stains only when the tank is full. Is that a pipe?+
Start on the roof. Overflows, outlet flanges and sun-cracked bodies in Al Rashidiya and Al Hamidiya mimic a bathroom leak. Opening the flat first wastes the day if the water is coming through the slab from above.
Will washing the tank fix a high Etihad bill?+
Only if the bill was a float that never shut or an overflow running to the roof drain. Sediment alone does not spin a meter. We test the inlet with the float held shut before we promise any change to the Etihad Water and Electricity reading.
Do Al Jurf tanks need the same visit as an old shared tank?+
The skills overlap and the job does not. A labelled private tank is isolation, wash, float, refill. A shared tank with four outlets needs tracing, a shutdown agreed with neighbours, and more time on the roof. We price them as different visits.
