Cleaning and resealing villa water tanks

Sediment in a ground tank colours the first draw of the morning and stops the roof float from shutting cleanly. Cleaning is booked on purpose, not invented in the middle of a flood.

Fibreglass and polyethylene tanks at Arabian Ranches, Dubai Hills and Mirdif usually work as a pair: a ground tank that receives the incoming main and a roof tank that feeds the villa by gravity or through a small transfer pump. Palm Jumeirah houses add tight plant rooms where those two vessels share a cupboard with the heater and an irrigation break tank, so draining one without isolating the other floods the floor. Lids warp in the heat, screens tear, and dust gets into water the kitchen still uses. The work is to drain, lift the settled layer out, wash the walls, refit a lid that actually seals, and set the float so the tank does not trickle to waste through the afternoon.

Cleaning is more than a rinse across the waterline. The first water returned to the kitchen is watched for colour, and the overflow is set to discharge where someone can see it rather than into a wall cavity. DEWA supplies the connection that fills these tanks; the vessel, the lid, the float and the pipework after the meter are private, and a utility complaint will not scrub sediment off a wall. A tank is not left online with a cracked lid or a missing screen, because the next windy day undoes the wash. A date for the next opening is written down so the vessel is not forgotten until the water smells.

Lids that warp and floats that never shut

A villa tank fails quietly. The float in a Dubai Hills roof tank sticks, the overflow runs into a drain that nobody sees, and the bill is blamed on a leak under the slab. Arabian Ranches ground tanks sit in underground rooms that collect humidity, so the lid screws corrode and the cover no longer meets the rim. Palm Jumeirah plant rooms leave almost no space to manoeuvre a hose without soaking the heater beside the tank. Sediment has to come out of the tank, not be stirred and sent into the cold outlets, and the float has to be proved shut with the inlet open before the door is closed.

What happens on the job

  1. 1

    Isolate both vessels

Inlet, outlet and any link to the irrigation break tank are closed so one tank can be emptied without draining the other across the plant-room floor.

  2. 2

    Wash and reseal the lid

Sediment is removed, the walls are washed, and the lid and screen are refitted so dust and insects stay outside.

  3. 3

Set the float and the overflow

The float is adjusted until the inlet shuts, and the overflow is checked to a visible point before the tank is returned to service.

Where this call usually takes us

Paired tanks are typical in Arabian Ranches, Dubai Hills, Mirdif and Palm Jumeirah, with a ground vessel on the incoming side and a roof vessel feeding the taps. Cleaning, lids and floats are handled as one visit so the upper tank is not refilled from a dirty lower one.

Questions we hear on site

How do I know the tank needs opening if the water looks clear?

Clear water at the tap does not describe the floor of the tank. Sediment sits until a low level or a stuck float stirs it, and a warped lid can admit dust that only shows up in the first morning draw. Villas in Mirdif and Arabian Ranches often run for years between openings. A planned wash beats waiting for a smell.

Will cleaning the tank fix a high water bill?

Only if the bill was caused by a float that never shuts or an overflow running to waste. Sediment alone does not explain a large loss. DEWA fills the tank through the mains connection, and a float on the private tank that sticks is an internal fault, repaired with the clean. If the meter still turns after the float shuts, the leak is elsewhere and is said so.

Can both tanks be cleaned on the same visit?

Yes, and they should be, because a clean roof tank refilled from a dirty ground tank wastes the work. The house needs a plan for water during the drain-down, which is short if the tanks are done in sequence rather than both emptied at once. Palm Jumeirah cupboards need the heater isolated so the wash water has somewhere safe to go.

Do you repair a cracked lid or only wash around it?

A cracked or warped lid is part of the job. Washing a tank and leaving it open to the next dusty afternoon does not hold. The lid is resealed or replaced, the screen is put back, and the screws that have corroded in a humid ground room are renewed so the cover can be opened properly the next time.
