Overflow onto the roof
A float valve full of scale, or a tank filling from a pump that has no high-level cut. We fix the control, not only the puddle.
The roof tank is the building’s small reservoir. When the float sticks or the wall cracks, it becomes the neighbour’s ceiling.
Plastic tanks warp and crack under UAE sun. GRP sectional tanks on larger buildings leak at the panel joints. Concrete tanks in older villas stain and need a proper clean, not a rinse with a hose from the access hatch. We clean, we repair outlets and floats, and we replace tanks that are no longer a container.
Cleaning is scheduled with the inlet closed and a bypass or a timing plan so the flat is not without water for an unstated number of hours. You are told when the outlet can open again.

Annual cleaning is the ordinary standard people expect here. If the lid is missing, cleaning without a new lid is incomplete.
The flange, not always the wall. We reseal or replace the fitting before recommending a new tank.
Inlet closed, water used down or pumped to waste as agreed.
Walls, floor, lid, float, overflow, outlet.
Float, flange, or a panel joint on GRP.
The float must stop the inlet before we leave the roof.
The method is shared. Water pressure, building age and the utility company are not. Open the emirate you live in for the local version of this service.
Towers on DEWA water, villa communities, and older Deira roofs.
Island towers, mainland villas, and Al Ain on the same ADDC network.
SEWA water, roof tanks, and a city of older flats plus new communities.
Compact city, Etihad Water and Electricity, mid-rise blocks and new Jurf.
A spread-out emirate: Julphar towers, Al Hamra villas, and hot inland plots.
East-coast humidity, villas, Dibba’s distance, and Etihad WE.
A small emirate: coastal houses, Falaj Al Mualla inland, Etihad WE.
A single villa tank is often a few hours. A large sectional tank is booked as a half day and we say which flats it feeds.
Yes, a short note of the date, the tank, and what was done. It is not a municipality certificate unless the authority requires their own approved vendor.
Sometimes a small crack above the water line. A split seam on a sun-baked tank is a replacement.
That points at the tank or its outlet, not the bathroom below. We start on the roof.
Yes. Ground tanks are where suction pumps pick up silt, so they are not optional.
