Emergency Plumber

Mixer chases, air-conditioner galleries and concealed frames

Older bathrooms here were planned around a shaft and an outdoor air-conditioner, not around a service tray.

Shafts in Al Nuaimiya and Al Rashidiya are narrow, and the waste often leaves through an external gallery already crowded with air-conditioner pipes. A leak at the mixer can travel inside that chase and appear a metre lower, which convinces people the floor waste has failed. We open the smallest access that meets the joint, and we do not strip a whole bathroom because the silicone looks tired. Corniche salt seizes the angle valves on the same wall, so a cartridge change sometimes starts with freeing the isolators.

Tile that sounds hollow is not automatically a pipe leak. Waterproofing that has given up behind a shower in Al Hamidiya needs a different trade once we have proved the mixer and the waste are dry. Emirates City and Al Jurf conceal frames inside newer walls, with access that is better only if the panel was not tiled shut. Emergency Plumber says which of those buildings we are entering, because the tool and the time are not the same.

Galleries that hide the waste and salt that hides the valve

Finding the pipe is half the bathroom visit in this emirate. Al Nuaimiya galleries carry the waste beside condenser lines, so a wet external wall may be condensate or a split trap. Al Rashidiya chases drop mixer leaks to the floor of the flat below. On the Corniche the angle valves beside the basin simply will not turn, and forcing them shears the stem. Newer concealed frames in Emirates City fail at the cartridge and the frame seals, which is a panel job if the panel still exists. We test hot, cold and waste separately before any tile comes off.

What happens on the job

  1. 1

    Split the symptoms

Mixer drip, waste smell, or a wet wall. They are not one repair with three names.

  2. 2

    Free the valves first

Seized angle valves get replaced or eased before a cartridge or a hose is swapped.

  3. 3

    Open only the joint

One access at the marked chase or frame, then a retest before anyone talks about tiles.

Where this call usually takes us

Bathroom fabric changes block by block. Al Nuaimiya and Al Rashidiya are gallery-and-chase work. Al Hamidiya and Al Rawda add older mixers on tired waterproofing. Emirates City and Al Jurf are concealed frames. Corniche basins bring seized valves into an otherwise simple cartridge visit. Tell us the building age and whether an access panel is still visible.

Questions we hear on site

The wall below our Al Rashidiya mixer is wet. Is the shower waterproofing gone?

Often the water is following the chase from the mixer joint, and the waterproofing is a later question. We isolate hot and cold and see which one stops the drip. If both can be dry and the wall still weeps, then we talk about the tanking.

Can you change a cartridge if the Corniche valves will not close?

Not safely. We free or replace the angle valves first so the flat can be isolated without shutting the whole riser. Forcing a salted handle is how a small drip becomes a ceiling job for the neighbour.

Do Emirates City concealed frames need the wall opened?

They need the access panel. If it is still a panel, the frame service stays inside that opening. If it was tiled over at fit-out, a cut is required and we mark it before we cut. We do not hunt through marble on a guess.

A smell in the guest bathroom started after a month away. Is that a broken stack?

Usually the trap dried out while the flat was empty, which is common in Corniche holiday units and in spare bathrooms in Al Nuaimiya. Water in the trap is the first test. A smell with the trap still full points at the seal or the vent, and we say which.
